Central Valley Family City
Apartments in Manteca, CA
Welcome to Manteca, a growing San Joaquin County city at the crossroads of the Central Valley, known as the "Family City."
Manteca is a city in San Joaquin County, California, in the flat, agricultural heart of the Central Valley, east of the San Francisco Bay Area. It sits at the crossroads of State Route 99 and State Route 120, with Interstate 5 to the west — a position that has made it a transportation crossroads and, more recently, a major residential destination. The city styles itself the "Family City," a name that captures its focus on family-oriented living, schools, and parks. Manteca's growth is a story of the Bay Area's expansion eastward. As recently as the 1970s, Manteca was still primarily an agricultural community, barely more than a stop between freeways, with farming — grapes, almonds, and other crops — shaping the local economy. The steady rise in Bay Area housing costs then pushed families east across the Altamont Pass, and Manteca's population climbed dramatically: it reached about 83,500 in the 2020 census, making it one of the larger cities in San Joaquin County, part of the Stockton–Lodi metropolitan area. Agriculture remains part of the city's identity. Manteca is home to Delicato Family Vineyards, one of the country's largest family-owned wineries, whose operations and tasting room are based in the area, and the surrounding valley continues to produce grapes, nuts, and other crops. The city is served by the Manteca Unified School District, which operates about 30 schools serving roughly 25,000 students across Manteca and nearby communities. Recreation is varied: Caswell Memorial State Park, on the Stanislaus River just outside town, offers hiking and camping amid riparian forest, an indoor water park resort draws families, and the downtown's mural program — led by the Manteca Mural Society — has made public art a point of local pride. For residents, Manteca offers a Central Valley home base with direct highway access to Stockton, Modesto, Tracy, and the Bay Area beyond, combining newer family-oriented neighborhoods with the practical, agricultural character of the region.
