North Hills' housing stock reflects its mid-20th-century suburban origins. Much of the neighborhood was built out in the post-World War II decades, when the area developed as Sepulveda, and the housing mix includes single-family homes, apartments, and townhomes, including some gated communities. The neighborhood offers a more centrally located and varied stock than many newer Valley subdivisions, with ranch-style and other mid-century single-family houses alongside multi-family options. Its position near the 405, 118, and 170 freeways and the Metro G Line makes it practical for commuters, while the diversity of housing types accommodates a range of buyers and renters across the central San Fernando Valley.

The neighborhood sits near three major freeways — the 405 (San Diego Freeway), the 118 (Ronald Reagan Freeway), and the 170 (Hollywood Freeway) — providing direct routes across the Valley and toward the Westside and greater Los Angeles. Metro bus lines serve the neighborhood, and the Metro G Line (Orange Line) busway runs nearby, offering dedicated-lane transit connections to other Valley communities and the wider rail network. Recreation in North Hills draws on both local parks and the open space of the Sepulveda Basin. Within the neighborhood, North Hills Community Park and the Sepulveda Recreation Center offer playgrounds, athletic fields, indoor basketball courts, and a seasonal swimming pool. A short distance south, the Sepulveda Basin Recreation Area is one of the Valley's largest green spaces, centered on Anthony C. Beilenson Park and Lake Balboa, where residents jog, bike, fly kites, and fish. The basin's paths and river recreation zone add trails and boating opportunities.
