Discovery Bay's housing stock is inseparable from its waterways. The community was engineered around a series of man-made channels and bays, and a large share of its homes sit on the water with private docks and boat slips. Styles range from single-story ranchers and two-story traditional homes built during the community's early decades to larger custom waterfront residences, along with some condominium development near the marina. Interior streets offer conventional single-family homes without direct water frontage. The result is a market where waterfront access is the primary distinguishing feature, and where lot sizes and layouts are shaped by the canal-and-bay grid rather than by conventional suburban subdivision patterns.

Discovery Bay's layout is organized around its named bays and lakes rather than traditional neighborhoods. Early development centered on Willow Lake and a series of deep-water bays, with homes arranged along canals and shorelines so that many have private docks. The Discovery Bay Marina and adjacent commercial areas form the community's center of activity, while interior streets fill in the land between waterways with non-waterfront housing. Because the community was built in phases beginning in the 1970s, its streets read as a connected patchwork of waterfront and non-waterfront sections, all tied together by the shared waterway system that gives Discovery Bay its identity.

Discovery Bay offers a resort-style, water-centered lifestyle in a semi-rural East County setting. Boating is the defining pastime, with residents able to launch from private docks and cruise the Sacramento–San Joaquin Delta's waterways, and the Discovery Bay Marina anchors the community's waterfront social life. The town retains the laid-back, vacation-like feel of its resort origins even as it has become a year-round home for families. Nearby Brentwood provides shopping, dining, and services, while surrounding farmland keeps the area feeling open and unhurried. Many residents commute into the East Bay or work remotely, treating Discovery Bay as a waterfront home base removed from urban congestion.

Discovery Bay's public schools span two districts. The Byron Union School District serves elementary and middle school students, with Excelsior Middle School in nearby Byron acting as the district's sole middle school campus; Discovery Bay Elementary is among the local elementary options. The district also offers preschool, pre-kindergarten, and before- and after-school programs at its elementary sites. High school students are zoned to Liberty High School in the Liberty Union High School District, based in Brentwood, which serves northeastern Contra Costa County communities including Brentwood, Oakley, Byron, and Discovery Bay. A small Christian private school and other private options add choice for local families.

Discovery Bay is a car-dependent community with no rail station of its own. Highway 4, reached through nearby Brentwood, is the main route out, connecting residents to Antioch, Concord, and the broader Bay Area. The Antioch BART station is about 19 miles away, typically a 20- to 30-minute drive under ideal conditions, making BART a feasible but not doorstep option for Bay Area commuters. Byron Highway and Vasco Road provide secondary routes toward Brentwood and the Tri-Valley. Because of the distance to transit, the community is most practical for East County commuters, hybrid workers, and remote workers rather than daily San Francisco-bound travelers.

Recreation in Discovery Bay centers on the water. The community's canals and bays feed directly into the Sacramento–San Joaquin Delta, giving residents boating, water skiing, wakeboarding, fishing, and kayaking from their own backyards. The Discovery Bay Marina serves as the hub for boaters and waterfront gatherings. Beyond the water, the surrounding East County countryside offers cycling routes, farmland views, and access to regional parks, while nearby Brentwood and the wider Delta provide additional outdoor recreation. The community's resort-era origins are still felt in its club-style amenities and the ease with which residents get on the water.
